Shade is thermal management
Heat is the primary driver of permanent lithium capacity loss — ahead of distance, ahead of age. Everything a manufacturer builds into a pack's cooling system is trying to manage the same problem that a large tree solves for free.
Established suburbs like Epping have a mature canopy. New land-release estates on the city fringe have almost none — thin young street trees, dark roofs, dark driveways and a high proportion of hard surface. On the same summer afternoon, the difference between a vehicle parked under a big tree in Epping and one on an exposed driveway in a new estate is not marginal, and it repeats every hot day for years.

The station is the offsetting factor

An open commuter deck in summer is a real thermal load, repeated every working day, and if the vehicle was left at a high state of charge that morning it is spending those hours hot and full.
So within the same suburb, a garaged vehicle and a station-parked vehicle can have had quite different lives. It is worth asking a seller where the vehicle spent its weekdays, not just where it slept.
What the numbers usually look like
Epping vehicles tend to sit at the healthier end of what is normal for their age, for exactly the reasons above. That makes it more useful, not less, to check — because "well-kept car in a leafy suburb" is precisely the vehicle people pay a premium for, and the premium should be justified by a figure rather than an impression.
