Merrylands sits in the western heat belt, but with a housing mix that makes it less uniform than the suburbs further west — a substantial apartment population alongside established freestanding housing.

Basement or driveway
An apartment basement is one of the kindest places a car can spend a Sydney summer — shaded, insulated from the worst of the daytime peak, and reasonably stable in temperature. A driveway in the same postcode is the opposite.
Over four or five summers the difference between those two is not marginal, and it is invisible in a listing. Two identical cars at the same price, one from a basement and one from an uncovered driveway, are not the same purchase.
Ask the seller where it parked. Most will tell you straight, because most do not know it is a meaningful question.
