Oran Park has one of the highest rates of electric vehicle ownership of any suburb in Sydney, and one of the youngest housing stocks in the country. Both of those matter, and they pull in opposite directions.
The canopy problem nobody mentions
A newly built land-release estate has essentially no mature tree cover. The street trees are a few years old and thin. The roofs are dark, the driveways are dark, and the blocks are compact with a high proportion of hard surface.
That is close to the textbook description of an urban heat island. On a hot afternoon a new estate runs measurably warmer than an established suburb with a mature canopy a few kilometres away, and it holds that heat later into the evening because there is more thermal mass and less shade to release it.
Heat is what permanently removes capacity from a lithium battery. So a vehicle that has spent its life on an exposed driveway in a new estate has had a harder thermal environment than the odometer or the vehicle's age would suggest.
What works in Oran Park's favour
Two things, and they are substantial.
Almost everything is garaged. New builds come with garages, and a garage is a genuinely effective mitigation — it removes the worst case of a dark vehicle baking in direct sun at a high state of charge.
Rooftop solar is close to universal, and that changes charging behaviour. Households with solar tend to charge during the day, slowly, on AC, off their own generation. Slow AC charging is the gentlest thing you can do to a pack — far gentler than repeated DC fast charging. A vehicle that has spent three years trickling off a home system has had an easier charging life than one run off highway chargers.
So the picture here is: hot environment, kind charging, mostly sheltered parking. Which of those dominates on a particular vehicle depends entirely on that household's habits, and that is exactly the kind of question a measurement answers and a guess does not.
Everything here is young
Most Oran Park EVs are under five years old, which narrows the expected range considerably — a well-treated vehicle in that band should measure in the high eighties to mid nineties. That is useful, because it means anything materially below that band is telling you something specific about that individual vehicle rather than about its age.
