Bondi Junction is dense commercial towers, retail centres and apartment blocks, and its electric vehicles spend most of their lives in covered concrete car parks rather than garages or driveways.
That turns out to be one of the better things that can happen to a battery.
Covered parking is free thermal management
Heat is the primary driver of permanent lithium capacity loss — ahead of kilometres, ahead of age. Everything a manufacturer builds into a pack's cooling system exists to manage the same problem.
A multi-storey or basement car park solves a large part of it for nothing. Concrete decks are shaded, thermally stable and slow to heat, and a vehicle parked on a covered level through a February afternoon sits well below the temperature of one on an open driveway in the western suburbs.
Combined with the eastern suburbs' coastal moderation, that gives local vehicles a genuinely kind thermal life, and they frequently measure at the healthy end of the normal band for their age.
The charging question is the variable
What varies enormously is where the vehicle was charged.
Newer commercial and residential buildings increasingly have charging in the car park, which usually means slow AC over a working day or overnight — the gentlest charging profile there is.
Older buildings mostly do not, and retrofitting into a switchboard sized decades ago is not simple. Those owners use public DC fast charging instead, several sessions a week for years, which generates real heat and accelerates capacity loss.
Same suburb, same model, same odometer — and a measurably different battery. Nothing visible on the vehicle tells you which you are looking at.
The driving barely registers
Short trips, low speeds, dense traffic, constant regeneration. Very few complete charge cycles accumulate.
The usual caveat applies to any vehicle that mostly sits: calendar ageing continues regardless of movement, and it is driven by temperature and by the state of charge the pack sits at. A vehicle left plugged in at 100% for days at a time ages faster than one left mid-range. Nearly every modern EV has a charge limit, and almost nobody is told to use it.
